Deposits
For renters: getting the deposit back
Colorado gives a landlord up to 30 days to return your deposit, or 60 if your lease says so. The deductions we see argued over are almost always the same three: the oven, the refrigerator, and the inside of kitchen cabinets. All three are in the checklist above.
Book the clean for the day after the truck leaves and before the walkthrough. An empty unit cleans faster, costs the same, and gives you a day of margin if the property manager wants something re-done.
Ask for the emailed checklist when we finish. Several Denver property managers have accepted it as proof the unit was professionally cleaned — it’s a lot easier to send than a set of photos taken at 9 PM.
Handovers
For owners: handing over a clean home
If you’re selling, the clean goes after the movers and before the final walkthrough. Buyers open cabinets and the oven door. They rarely say anything about a clean home, and they always say something about a dirty one.
If you’re buying, book the day you get keys, before a single box comes in. It’s the only time in the next decade that every closet, shelf, and cabinet interior will be empty and reachable.
Closing dates move. Tell us as soon as yours does and we’ll shift the visit at no charge, as long as the new slot is open. That’s more true midweek than on the last Friday of the month, which is the busiest closing day in Denver.

How far ahead to book
Three to five days is comfortable. End of month is tight everywhere in Denver — leases and closings stack on the same handful of dates, and the last two days of the month go first.

One-time only
Why there’s no recurring discount here
Recurring prices are lower because the work gets lighter each visit — the second clean is easier than the first, and the tenth is easier still. A move-out clean is a one-time job on a home nobody is maintaining, so there’s no second visit to get easier.
That’s why the frequency options are switched off when you pick move-in or move-out in the calculator. One price, shown up front, and it doesn’t change if the day runs long.
