A four-bedroom in Littleton can hold twice the floor area of a Denver bungalow with the same bedroom count. We still price it by bedrooms and bathrooms, because that’s what actually drives the work — a great room takes one pass with a vacuum, while a fourth bathroom takes twenty minutes on its own.
The mud room is where the season shows up first. Gravel and road sand from October, salt and slush from December, mulch and grass from May. It gets cleaned first on every visit, before we bring anything else through the house, so the grit doesn’t travel to the kitchen on our own shoes.
Two things we don’t do here, so you can plan around them: garage floors and finished-basement storage rooms aren’t part of a standard visit. Ask and we’ll quote the basement as an extra room; the garage we’ll leave to a pressure-washing crew who’ll do it better than we would.

Two deep cleans a year beat one. March, once the salt stops coming in, and October, before the house closes up for winter. A five-bedroom deep clean runs 7 to 8 hours with two cleaners, so we book it as a full day rather than squeezing it between other homes.
